BUILDING YOUR DREAM HOME

Building a new home can be very stressful, and we would like to help you make sure you choose the right team for your project.

A few guidelines to consider:

  1. Provisional amount… Do you understand the term? Is this amount based on what you need or what you can afford?
  2. Are your building requirements and finishes within your budget? Before starting to draw your plans, did you ascertain whether all financial implications were adhered to?
  3. When choosing a contractor, does his references or his price determine your choice?
  4. Is your builder registered with the NHBRC? Is your builder going to enrol your new house at the NHBRC? This is required by law in SA!

WHAT WE NEED

When tendering for any project it helps to have as much information as possible for us to give a realistic tender.

  • Full set of drawings – Municipal approved if possible.
  • Detailed specifications.
  • If building in an estate; rules and regulations.

The more information we have, the more accurate the tender.

  • Trades in relation to tender.

AWARDING A CONTRACT?

  • We mostly use the JBCC contract which is widely accepted by Architects. Engineers, Quantity Surveyors and Clients.
  • Enrolment of the project with the NHBRC.
  • Health and safety assessment of the site by an independent consultant.
  • Insuring the contract for contractors all-risk and Public Liability insurance.
  • Agreement on dates for site meetings and we will guide you through the process of gathering information for the look and feel you are dreaming about.
  • PR Homes will present a claim once a month based on progress.
  • Completion of a project on time and within your budget is only possible if we work together.

Our advice to you

Building a new home can be very stressful and making the right choice is very important. But it can also be a very pleasant experience if you are part of the right team!

Most importantly, do you know what you want? Make use of magazines, the internet and never drive around without a camera. Take pictures and organise them in a file that will help you later. Take time to find out more about the team and take time to meet with us.

A cost estimate is just that – the more info the less grey areas. Worth spending time to get it as complete as possible. Do a few checks to find out if the cost estimate is a realistic one or a dream!
Do you understand the term provisional amount? Is the estimate what you want or what you can afford? There is a big difference!

Get advice on the type of contract to sign. When choosing a contractor, it should be based on references and not price. Is your contractor registered with the NHBRC – it is not a choice, it is the law, make sure your project is registered.
